No commercial asbestos work should start without a survey. It is a legal requirement under the Control of Asbestos Regulations 2012. The dutyholder, usually the building owner or managing agent, must know what asbestos is in the building, where it is, and what condition it is in before any construction, refurbishment, or maintenance work begins.
We carry out all three survey types defined by HSG264. Which one you need depends on what you are planning to do with the building.

Management surveys
A management survey is the standard survey for occupied commercial buildings. It locates asbestos-containing materials that could be damaged or disturbed during normal occupation and routine maintenance. The surveyor inspects accessible areas without causing damage to the building fabric.
The output is an asbestos register and a management plan. The register lists every identified or presumed asbestos-containing material, its location, its condition, and a risk score. The management plan sets out what to do about each material: leave and monitor, encapsulate, label, or remove.
This is the survey that property managers, landlords, and facilities teams need for ongoing building management. Most commercial leases require one.

Refurbishment and demolition surveys
A refurbishment survey is required before any building work starts in a specific area. The surveyor needs to access the construction fabric: behind walls, above suspended ceilings, under raised floors, inside risers. This is intrusive work and usually requires the area to be vacated.
A demolition survey covers the entire building and is required before full or partial demolition. Every element is inspected. The survey produces a detailed specification that the removal contractor and demolition contractor work from.
Both surveys are more involved than a management survey. They take longer, require more access, and cost more. But they are legally required. Starting work without one is a criminal offence if asbestos is present.

From survey to removal
If the survey identifies materials that need removing before your project can proceed, we quote for the removal separately. Having the same company survey and remove saves time because we already know the building, the materials, and the access requirements.
