Most asbestos floor jobs in Twickenham start the same way. A kitchen is being refitted, or a tired carpet is being pulled up in one of the terraces near the town centre, and underneath the new layers sits an older floor nobody had thought about in years. Lift the lino or the carpet and there they are, small square tiles laid tight across the screed, often a dull beige, green or grey, sometimes with a faint marbled pattern through them. In houses built before the 1999 ban they are very often thermoplastic or vinyl asbestos tiles, the kind fitted across this part of TW1 and TW2 from the post-war years through to the eighties. They turn up in hallways, kitchens and downstairs back rooms, anywhere a hard-wearing floor was wanted on the cheap.

The tiles themselves are usually the smaller half of the problem. It is the black adhesive bedded under them that tends to cause the headache. This bitumen glue was used to stick the tiles down, and decades later it is still gripping the floor, gone hard and brittle in the screed. Scraping at it the wrong way breaks it up and lets fibres loose, which is exactly what you do not want happening in a room the family is still using. A lot of the calls we take are from people who started lifting tiles themselves on a weekend, found the black layer underneath would not shift, and stopped when they realised what they might be dealing with. That is the right instinct. So before any of it moves, we treat the whole floor as suspect and find out what is actually there.

Floor work is messy by nature, and most of these homes are still lived in while it happens. The risk with tiles and adhesive is the fine dust that lifts when they are broken or scraped, so the work is contained from the start. We seal the room off from the rest of the house, cover and protect what stays, run commercial-grade air filtration while the floor comes up, and keep the material damped down and bagged as we go rather than letting it dry out and drift through the rest of the home.

Tiles are eased up whole where they will come, and the bitumen is worked off the screed by hand and with the right solvents rather than the dry grinding that throws fibres into the air. The double-bagged waste, tiles and adhesive residue together, goes off to a licensed facility, and you get the waste consignment note to prove it. When the floor is up and the room is cleaned down, we test the air before anyone steps back in, so no one is breathing the room until an independent reading comes back clear. A single floor in a terrace or semi is often a one-day job, though a heavily glued or much-layered floor can take longer, and a large kitchen-diner naturally takes more time than a small hallway.

Most domestic floors fall under non-licensed work, but the line is not always obvious from looking at a sample sheet, and the condition of the material counts as much as the type.
