Asbestos Floor Tile Removal in East Grinstead

Most of East Grinstead is not the medieval High Street. It is the Victorian, Edwardian, interwar and postwar housing that spread out from the centre and through Felbridge, Forest Row and Ashurst Wood. A lot of those kitchens, hallways, utility rooms and downstairs loos were laid with 9 inch thermoplastic tiles or later vinyl tiles, and almost every one of them was bedded onto a layer of black bitumen adhesive. The tiles went down decades ago and then disappeared under carpet, laminate or a fresh skim of vinyl, so the floor looks ordinary until someone starts pulling it up.

That is when it surfaces. A homeowner near the centre strips back a tired kitchen floor, or a builder lifts the lino in a hallway off the London Road, and underneath sit small dark tiles stuck fast to the screed. The High Street timber-framed buildings predate this material, but the houses all around the town do not, and the floors are one of the most common places it still turns up. You cannot tell by eye whether a tile or its glue contains asbestos, so the safe move is to treat an old bedded floor as suspect until a sample says otherwise.

The same tiles run right across the area. East Grinstead sits up on the High Weald near the point where Surrey, West Sussex, East Sussex and Kent meet, and the postwar building that filled out the town also filled out Felbridge, Forest Row and Ashurst Wood. A 9 inch tile is a 9 inch tile whether it is in a 1930s semi near the centre or a 1960s house out towards the edge. The colour gives nothing away either. These tiles came in browns, greens, off-whites and near black, and the asbestos ones look identical to the asbestos-free ones laid a few years later, which is why a sample, not a guess, decides what happens to your floor.

A floor refit is messy work in a house people still live in, so the room is sealed off before anything moves. Doorways are taped and sheeted, the kitchen or hallway is isolated from the rest of the house, and the air inside is kept under control while the tiles and the bitumen come up. We work the material wet and lift it in pieces rather than smashing or sanding it, keep the tiles and the adhesive together in sealed waste, and take it to a licensed facility. A single domestic floor is normally clear within a day, and there is no skip sat on the drive.

When the tiles and the bitumen test as the lower risk non-licensed type, that controlled removal is the whole job. Where a sample comes back as a higher-risk licensed material, the work steps up to the stricter standard: 14 days written notice to the HSE before we start, a full enclosure built around the area, and four-stage clearance testing signed off by an independent analyst at the end. Either way the room is air tested before the barriers come down, with the samples read by a UKAS-accredited laboratory, so you are not standing on a floor that still has loose fibres on it when the kettle goes back.

What you are left with is a bare, clean subfloor rather than a stripped floor with black smears still bedded in it. That matters for the next trade. A tiler, a wood fitter or a screeder wants a sound surface to work onto, and a floor that still has asbestos adhesive in the screed is not one they should be cutting, drilling or grinding into.
