Most people think of asbestos as something out in the garage or under the floor. Indoors it is quieter, and that is the problem. Artex was the fashionable finish for decades. AIB is the higher concern. It was used as a fire lining, so it shows up around boilers, inside airing cupboards, behind panels and as ceiling boards in the flat conversions that the rented terraces near the station have been carved into. When a Victorian house gets split into flats, the new partitions and ceilings are exactly where AIB tends to sit. Up the hill in the Village, where Georgian and early Victorian houses cluster around the green and some streets fall inside a conservation area, the same materials hide behind later refurbishments. Old housing, indoors, is where this work lives.
Artex and AIB are not the same job
These two materials look like one task and behave like two. Getting the difference right is what keeps a Wimbledon job safe and keeps the cost sensible, because the wrong assumption either over-complicates a simple ceiling or under-protects a dangerous one.
Artex coatings are usually the lower risk. The asbestos, where it is present, is bound tightly into the plaster, so the fibres stay locked in unless someone sands or scrapes it. If it is licensed AIB work, that brings 14 days of notice to the HSE, a full enclosure around the work area and four-stage clearance testing signed off by an independent analyst before the room goes back into use. If the sample comes back as lower-risk artex, the plan is lighter and the day is shorter. Knowing which path a ceiling sits on, before anyone lifts a tool, is the whole point.
Working in a home that is still lived in
A lot of Wimbledon ceiling work happens in occupied houses and flats.
