What Sits Overhead in Surbiton Ceilings
Surbiton has a particular kind of housing stock, and it shapes what we find on the ceilings. The coating and the board are not the same risk, and they are not handled the same way. Artex is often the lower risk of the two, and removing it can sometimes be done as non-licensed work. AIB is more friable, releases fibres more easily when disturbed, and is licensed work. You cannot tell which is which by looking, so the starting point is always a sample, not a guess.
Sampling Before Anyone Lifts a Tool
A textured ceiling in a Surbiton flat could be a plain modern filler, an old artex with a small amount of asbestos in it, or something more. From the floor they look much the same.
