Stand in a Victorian conversion off Clarence Street, or in one of the postwar flats around Norbiton, and the ceiling is usually the last thing anyone thinks about. It gets painted, papered over, boxed in. Then a kitchen comes out, a loft goes in, or the airing cupboard gets stripped back, and someone notices a swirled coating or a grey panel that does not match the rest of the room.

Artex or AIB, and why we sample first
Two materials show up on Kingston ceilings, and they are not the same risk. Textured artex coatings usually hold a low percentage of asbestos, and removing them is often non-licensed work. Asbestos insulating board is a different story. AIB releases fibres far more readily, so it counts as higher-risk licensed work with stricter controls.
The catch is that you cannot tell the two apart by eye. A painted ceiling panel in a Berrylands semi and a sheet of AIB in a Norbiton conversion can look almost identical from below. So we never guess. We take a small sample and send it to a UKAS-accredited laboratory, and the result tells us exactly what we are dealing with and how the job has to run.
That one step decides everything that follows: whether it is a straightforward strip or full licensed removal, how the room is sealed, and what testing is needed before you move back in. Skipping it is how people get hurt or end up paying twice.
Working in occupied flats and maisonettes
Plenty of our Kingston ceiling jobs are in places where people still live, often flats and maisonettes with a shared stairwell and nowhere to park out front. Testing the air before anyone returns

That independent check is the point. The person confirming the air is clean is not us, so the result is impartial. Nobody comes back into the room until that clearance is passed and the air sits within the cleared standard. For lower-risk artex removal the controls are lighter, but the principle holds: the work is finished when the space is proven safe, not when the skip is loaded.
