Asbestos Ceiling Removal in Kensington

Look up in a Kensington flat and you often cannot tell what you are looking at. A swirled or stippled artex finish on the ceiling might be plain decorative plaster, or it might hold asbestos in the coating. The boards above a boiler, the panel lining an airing cupboard, a ceiling sheet in a tall house long ago split into flats and maisonettes, any of these can be asbestos insulating board. The W8, SW7 and SW5 stock here is mostly nineteenth-century and barely touched since, so a great deal of it went up or was last reworked while these materials were still in normal use.

There are barely any suburban garages in the borough, so the usual outdoor finds are rare. The risk is in the fabric overhead instead. The places it shows up are predictable once you know the buildings here. Artex sits on hallway and reception ceilings in flats that were carved out of larger houses. Boarding turns up around the boiler and in the airing cupboard, and as the ceiling itself in a back room or a converted upper floor. None of it announces what it is.

That changes how a job runs. You are not pulling sheets off a shed in the open air, you are working inside a lived-in flat with neighbours on the other side of the wall and a shared stairwell outside the door. Artex coatings are often lower risk and sometimes fall outside licensed work. Asbestos insulating board is higher risk and licensed. The catch is that you cannot tell the two apart by eye, which is why nothing comes down until it has been sampled and the result is back.

Much of Kensington sits in a conservation area, and a lot of the houses and mansion blocks are listed. That shapes a ceiling job before anyone touches the asbestos. Original cornices, ceiling roses and run plaster mouldings are part of what makes these interiors what they are, and on a listed building they often cannot simply be cut away. This is the part that catches people out. Asbestos board and a fine plaster cornice often share the same ceiling, so taking one out without harming the other needs care and a slower hand. We mask and protect the original detail before the removal starts, work back from it, and leave the features that give a Kensington room its character exactly as we found them. Stripping a ceiling does not have to mean losing the cornice.

Access is the other half of it. The white stucco terraces around Kensington Square and Stanford Road, the red-brick mansion blocks, the tall split houses, none of them come with a handy drive to park a van and load up.
