Asbestos Ceiling Removal in East Grinstead

East Grinstead climbs across the High Weald up near the meeting point of Surrey, West Sussex, East Sussex and Kent. The High Street has one of the best surviving runs of medieval timber-framed buildings in the country, and the Sackville College almshouses still stand, but the bulk of the town is Victorian, Edwardian, interwar and postwar housing spreading out from the centre and on through Felbridge, Forest Row and Ashurst Wood. Those genuinely old timber buildings predate asbestos. The later repairs, and the houses all around them, do not.

Ceilings are where it tends to hide. Walk through a 1930s semi or a postwar terrace here and the swirled or stippled artex overhead was very likely mixed with chrysotile asbestos for grip and fire resistance, right up until the UK ban in 1999. Tucked away you find the worse offender: asbestos insulating board, the boards fitted around old boilers, lining airing cupboards and used as the ceiling itself in a garage, a porch or an extension. None of it announces what it is. You cannot tell artex from AIB by eye, and the two carry very different risk. A swirl of artex and a flat board can sit a foot apart in the same hallway and need completely different handling.

That difference matters before anyone picks up a scraper. Artex coatings hold a low percentage of asbestos and the work can be non-licensed. AIB is far more friable, releases fibres readily and is licensed work. So the first move is never removal. It is a sample, taken under controlled conditions and sent to a UKAS-accredited laboratory, with results back in a few working days. Only then does the right method get chosen, and the wrong guess at this stage is what turns a small job into a contaminated house.

Asbestos insulating board is treated as higher-risk licensed work, and that pulls in a tighter set of rules than a one-off artex strip. Licensed jobs are notified to the Health and Safety Executive 14 days before the work starts, which is a legal waiting period and not a delay anyone can shorten. That fortnight is used to plan the enclosure, the waste route and the testing, so the actual job runs cleanly once it begins.

The build itself is the four-stage clearance you would expect on any properly run AIB removal. An independent analyst, separate from the people doing the stripping, carries out a visual check that the material has gone and the area is clean, then air monitoring inside the enclosure, then a thorough inspection, and finally a reassurance air test before the enclosure is struck. Each stage has to pass on its own before the next begins. The board leaves double-bagged and goes to a licensed disposal facility, with the paperwork that proves where it ended up. Right of way through the house is planned in advance too, so the bagged waste never crosses a clean room on its way out to the van.

For the lower-risk artex side the controls are lighter, but the order of work does not change. Sample first, confirm at the lab, contain the room, remove wet, clean down, then air test. Whether a ceiling turns out to be a quick non-licensed coating or a full licensed AIB enclosure, the same instinct runs through it. Find out exactly what is up there, keep it shut inside one room, and prove the air is clean before the family moves back in.
