Asbestos Ceiling Removal in Croydon

Most people in Croydon never look hard at their ceilings. They are painted, they are quiet, and they get ignored until a refit or a leak forces the issue. That is usually the moment asbestos comes up. Textured artex coatings were brushed and combed across ceilings and walls in homes all over the town, from the Victorian conversions in Thornton Heath to the postwar flats nearer the centre. The swirls and the stippled patterns were popular for years, and some of that coating still holds asbestos fibre. A ceiling can look like nothing more than old decorating and still be a material that needs handling with care.

The other indoor material is asbestos insulating board, or AIB. It turns up around boilers, lining airing cupboards, behind access hatches and as flat ceiling boards. The big postwar towers around the centre and the estates at New Addington and Fieldway used a lot of board like this, partly because it slowed the spread of fire. So did plenty of smaller flats and maisonettes built in the same decades, and you will find it in older houses too, often boxing in pipework or sitting above a stairwell. In a lot of these homes the board went in as a fire-resistant ceiling lining and was simply skimmed or papered over by a later owner, which is how it disappears from view and from memory.

You cannot tell artex from AIB by eye, and you cannot tell either one from the safe modern version that replaced them. They can sit in the same room, on the same ceiling, painted the same colour. A coat of emulsion over the top hides the texture and hides nothing about the fibre underneath. That is why nothing comes down until a sample says what it is, and why a confident guess from a builder is not enough to start work on a Croydon ceiling.

Croydon ceilings rarely come down in an empty house. Thornton Heath, South Norwood and Selhurst are full of converted Victorian places let room by room, so the flat next door is occupied and the landlord wants the disruption kept short. The postwar towers and the estate flats are the same, families on every floor and shared landings outside the door. We work around that rather than asking people to pack up and move out for days.

The room with the ceiling in it gets sealed off first, taped at the doors and any vents so dust stays put and does not drift into the rest of the home. We run commercial-grade air filtration the whole time we are working, pulling fibres out of the air inside the enclosure and keeping the pressure controlled. When the ceiling is down and the space has been cleaned, the air is tested before the seals come off and before anyone walks back in. Nobody returns to the room on trust. They return because the reading says it is clear.

For a single ceiling that holds artex this is often a same-day job, in and out with the room back in use that evening. AIB and larger areas take longer because of the enclosure, the slower removal and the clearance stage, and that extra time is the point. The board is the material most worth being careful with, so it gets the most care. Everything that comes down is double-bagged, kept sealed and taken away for licensed disposal, so none of it sits on a shared landing or goes out with the household bins. We would rather spend an extra few hours on a flat in a tower block than cut a corner that puts the next family at risk.
