What sits above your head in KT9
The houses that fill Chessington, Hook and North Chessington went up mostly in the 1930s and the years after the war, semis and detached homes that spread out along the Leatherhead Road and the A243. Walk into one and the ceilings carry their age in plain sight. Swirled and combed artex was brushed across kitchen and hall ceilings for decades. You cannot tell either apart from the safe modern versions by eye, which is why the first move is always a sample, never a guess.

Artex and AIB are not the same job
The difference between the two materials decides how the whole job runs, so it is worth being clear. Artex is the lower risk of the two. The asbestos in it, where there is any, is locked into a hard coating, and a lot of artex removal counts as non-licensed work. AIB is the higher risk one. It is soft, the fibres let go easily once it is cut or broken, and stripping it is licensed work with much stricter controls.
Because you cannot read the risk off the surface, we sample first. A small piece goes to a UKAS-accredited laboratory under controlled conditions, and the results come back in a few working days. That paper result is what sets the method. If it is bonded artex, the work can be straightforward and contained. If it is AIB, the rules step up sharply.
For licensed AIB removal there is 14 days notice to the HSE before a glove goes on. The room becomes a sealed negative-pressure enclosure running several air changes an hour, so any loose fibre is pulled into filters rather than drifting out. At the end an independent analyst runs a four-stage clearance, and the reassurance air test has to read below 0.01 fibres per millilitre of air before the space is signed off. Same ceiling, two completely different days of work, and only the lab result tells you which one you are looking at.
Working in a house you still live in
Most Chessington ceiling jobs happen in homes that stay occupied around them. People have school runs and shift patterns, and few can move out for a week because of one airing cupboard. So the work is built to keep the dust where it starts. We seal the room off with sheeting and tape, shut down anything that moves air through it, and run commercial-grade filtration the whole time the ceiling is open.
The scale is smaller than people fear. A single artex hall or kitchen ceiling might run around eight to twelve square metres, and an AIB panel in an airing cupboard far less than that. AIB sheets were made in standard sizes, a common one being 1220mm by 2440mm, which is roughly one panel covering close to three square metres. Knowing the size and the type up front means the enclosure, the filtration and the disposal are all sized to the actual room rather than guessed at.
Nothing is rushed back into use. The room stays sealed until the air has been tested and the reading is clear. For licensed work that is the independent four-stage clearance. For the lower-risk artex work we still test the air before anyone moves back in, because a clean result on paper is the only proof worth having that the room is safe to reoccupy.
A local call, not a long-distance job
Old artex and AIB sit quietly for years, and that is fine while they are sound and left alone. The trouble starts when a ceiling gets disturbed, a hairline crack in the artex, a water stain spreading across a boarded panel, a loft conversion or a new bathroom where the old coating has to come down. That is the point to stop and have it sampled rather than scrape into it and find out the hard way.
Asbestos was only banned outright in the UK in 1999, so any Chessington home built before then can still hold it overhead.
