Asbestos does not have one single appearance, because it was mixed into dozens of different building materials. It can look like grey corrugated roof sheets, white or grey rope around old boilers, swirled textured ceilings, vinyl floor tiles, or flat board behind a fire surround. You usually cannot identify asbestos by sight alone with certainty, because the fibres are bound into the material. The reliable answer always comes from a laboratory test.
Where asbestos most commonly turns up in UK homes:
- Corrugated cement roof sheets on garages, sheds and outbuildings
- Textured decorative coatings such as Artex on ceilings
- Vinyl floor tiles and the bitumen adhesive beneath them
- Asbestos insulating board (AIB) behind fire surrounds, on ceilings, and in airing cupboards
- Rope seals, gaskets and lagging around old boilers and pipework
- Soffits, fascias, gutters, and water tanks

Why you can’t always tell asbestos by looking
The reason identification is difficult is that asbestos was used as an additive inside other materials, not as a material on its own. A handful of white asbestos fibres mixed into cement, vinyl, or a textured coating is invisible to the eye. Two ceilings can look identical, and one contains asbestos while the other does not.
Age is the most useful clue. Asbestos was widely used in UK construction from the 1950s until it was fully banned in 1999, with blue and brown asbestos banned earlier in 1985. If your home, garage, or extension was built or refurbished before 2000, asbestos-containing materials are possible, and the older the work, the more likely. After 2000, it is very unlikely.
Because sight is not reliable, the safe rule is simple. Treat any suspected material from before 2000 as if it could contain asbestos until a test confirms otherwise. What asbestos looks like, material by material
Here are the materials asbestos most often hides in, and what to look for with each. Remember that appearance narrows it down but does not confirm it.

Asbestos cement roof sheets
The most recognisable form. Corrugated, grey, slightly rough or fibrous-looking sheets, used on garage roofs, shed roofs, lean-tos and outbuildings from the 1950s to the 1980s. As they weather, the surface can become pitted and develop a thin layer of moss or lichen. Flat asbestos cement was also used for soffits, fascias, and panels. This is bonded, lower-risk asbestos, but it should not be cut, drilled, or smashed.
Textured coatings and Artex
Swirled, stippled, combed or fan-patterned decorative finishes on ceilings, and sometimes walls, popular from the 1960s to the 1990s. Pre-2000 textured coatings often contain a small amount of white asbestos. You cannot tell an asbestos textured ceiling from a modern one by sight. Vinyl and thermoplastic floor tiles
Older floor tiles, typically nine-inch squares, often in muted browns, greens, greys or black, can contain asbestos, and so can the black bitumen adhesive used to stick them down. They are common in 1960s and 1970s kitchens, hallways and under later flooring. They are bonded and low risk while intact, but should not be sanded or broken up. Asbestos insulating board (AIB)
A flat, fairly soft grey or off-white board, used behind fire surrounds, as ceiling and wall panels, in airing cupboards around hot water tanks, in soffits, and as fire protection. AIB is more friable than cement, which means it releases fibres more easily, so it is higher risk and much of it is licensed work. It is easy to mistake for ordinary plasterboard, which is exactly why it should be tested rather than assumed.
Lagging, rope seals and gaskets
Around older boilers, pipes and flues you may find white or grey rope seals, fibrous gaskets, or thicker pipe lagging. Loose lagging is the most dangerous form of asbestos because the fibres are not tightly bound, so it should never be disturbed. Our licensed asbestos removal page covers these higher-risk materials.
Water tanks, flues and downpipes
Cold water storage tanks in lofts, cement flue pipes, gutters and downpipes were sometimes made from asbestos cement. They look like ordinary grey cement versions but have that same slightly fibrous texture. We remove these through our water tank, pipe and flue removal service.
What to do if you think you’ve found asbestos
The most important rule is the simplest. Do not disturb it. Most asbestos is safe while it is intact and left alone, because the fibres only become dangerous when they are released into the air by cutting, drilling, sanding, breaking, or sweeping up debris. Leaving it untouched while you get advice is the safe move, not a risk.
Do not start any DIY removal on a material you have not had tested, and never use power tools, a heat gun, or a wire brush on it. If the material is damaged, keep people and pets away from the area and avoid creating dust.
Then get it tested. A small sample, taken under controlled conditions and analysed at a UKAS-accredited lab, gives you a definitive answer. From there you have clear options.
